Shell Point Retirement Community Larson Pavilion Repurposing Project

This project involves re-purposing approximately 85,000 to 92,500 SF of the existing three & four-story Larsen Pavilion which includes the removal of the Administration wing to make way for the new Porte Cochere drop-off for the new guest suites. The first level will be occupied by the new guest suites, bank (white box), library, market, bistro, laundry, group restrooms, and clinic areas. The kitchen area will remain as is. The second level will be occupied by the new guest suites, social meeting areas, warming kitchen for social meeting areas, salon, classrooms, and clinic space. The third level will be occupied by the administration and support areas and group restrooms. The fourth level will be occupied by new banquet halls, warming kitchen, banquet storage, and group restrooms.
Providing new addition on the north side of the pavilion for a new 8,400 SF three-story Loggia. The first level is an open-air arcade and Bistro dining terrace, the second level provides access to the new Social Meeting Rooms and central circulation to the elevator and Salon, the third level is a roof terrace serving the administration areas.

Civil work will consist of creating a new round-about and circulation for a new drop-off canopy, fountain signage feature, parking, and walks. Understanding existing underground utilities and relocating utilities that are affected by new construction.
